North Carolina Rental Property Owners: Review Your Dwelling Policy Before October

North Carolina property owners may see changes to dwelling-insurance premiums later this year.

The North Carolina Department of Insurance announced that dwelling-policy base rates will increase by an average of 5% statewide beginning October 1, 2026. A second average statewide increase of 5% is scheduled for October 1, 2027. Actual changes may vary by territory, insurance company, property characteristics, selected coverage, and other rating factors.

What is dwelling insurance?

Dwelling insurance is different from a standard homeowners policy. It commonly applies to residential properties with no more than four units that are not the owner’s primary residence, including many rental and investment properties.

Before your next renewal, locate your:

  • Policy declarations page
  • Current dwelling coverage limit
  • Deductible information
  • Loss-settlement provisions
  • Wind and hail information
  • Rental or occupancy details
  • Updates involving renovations, roofs, wiring, plumbing, or heating systems

The declarations page summarizes important policy information, but it should be reviewed together with the policy forms and endorsements that describe applicable terms, conditions, limitations, and exclusions.

Property owners should also make sure the insurer has accurate information about how the property is occupied. A primary residence, seasonal home, vacant property, short-term rental, and long-term rental may present different insurance considerations.
